City of Cape Town to publish 2026 property valuation roll

Property owners across Cape Town are being urged to prepare for the release of the City’s 2026 General Valuation Roll (GV2025), which will determine municipal rates and related charges from July 1, 2025, to June 30, 2029.

The new valuations, based on the market value of properties, will be published for public inspection tomorrow, Friday, February 20.

Residents will have until Tuesday, April 21, to lodge objections.

According to a statement by the City, the valuation roll directly affects the calculation of property rates, as well as fixed charges for services such as water, sewerage, and city-wide cleaning. 

As municipal rates influence overall property costs, increases may also have an indirect impact on rental prices.

Homeowners wishing to object must do so within the prescribed period and provide supporting market-related evidence. 

Chairperson of the Milnerton Central Ratepayers’ Association (MCRA), Bouwe van der Eems, said while the association cannot object collectively on behalf of residents, it will assist individuals in formulating their objections.

Mr van der Eems highlighted several concerns that may affect property values in the greater Milnerton area.

He said that residents living near the lagoon are frequently affected by unpleasant odours, which may make it difficult to sell properties at full market value.

In some instances, properties have reportedly been sold below market price, he said.

“Residents are reminded that significant increases in property valuations could result in higher rates as well as increased fixed service tariffs. The MCRA is encouraging homeowners to carefully review their valuations once published and to submit objections where necessary,” he said.
